The brief.
A sponsor went under contract on a 50+ unit, ~45,000 SF flex-storage property at $6.0M — well below replacement cost, with in-place rents well below market. The PSA started a 45-day diligence clock.
The sponsor needed committee-grade materials and an investor-facing presence before the clock ran out — and a system that wouldn't have to be rebuilt on deal #2.
The Work
What we shipped.
- Wrote a 32-page institutional investment memo on the sponsor's brand — executive summary first, risk framework explicit.
- Built the complete brand system: style guide, logo suite, color and type tokens, document templates, pitch-deck template.
- Deployed a schema-driven investor microsite on the sponsor's own domain with gated tearsheet and engagement tracking.
- Iterated through sponsor feedback to live deployment inside the diligence window.

The deal proceeded through diligence with institutional materials in market. The brand system and site template now ship every subsequent deal — the sponsor owns the machine, not just the deliverable.
