A $2M Friends-and-Family Raise on an Off-Market Note Acquisition

A gated offering page, a brand kit, and the system to run raise #2 in-house.

The Situation

The brief.

An institutional office sponsor pursuing an off-market West Coast note acquisition was running its first retail friends-and-family raise — $2M — with no retail-facing materials or infrastructure.

The engagement came through Bluebird's own investor page: the sponsor saw the system running on a live Bluebird raise and asked for the same machine on their deal.

The Work

What we shipped.

  • Deployed a gated investor offering page on the sponsor's own subdomain, with access-gate and subscribe flows.
  • Built the full brand kit — brand book, design tokens, logo suite, voice and messaging guides.
  • Collaborated with Bluebird on the preliminary underwriting hold scenarios behind the page.
  • Delivered SOPs, a prompt library, and training videos so the sponsor's team ships the next raise without us.

The Outcome

The result.

The offering page went live on the sponsor's domain inside the raise window. The sponsor owns the complete system — deal #2 ships in-house. That's the model: the page is the deliverable, the system is the asset.
